Dominion Property Management (DPM) offers property management services, real estate sales and rents properties in the Tidewater area including Virginia Beach, Norfolk, Hampton Roads as well as manages rental properties at Lake Gaston Lodges about 2 1/2 hrs west of the Virginia Beach area. DPM is a four-generation family owned, operated, and focused business, since 1983.
Our founder, Jim Lutz started the business and fulfilled his dream to work side by side with his family and build a legacy for them to follow. Jim’s daughter Kim, also a real estate professional, brings a balance of tradition and innovation to the company. Kim’s son Patrick joined the company in 2023 and aspires to take DPM to the next generation. The Lutz family tree has grown deep roots in the Virginia Beach area, knows it well, and has seen its growth and opportunities. They are trusted partners to help you in many areas of property management and real estate.

James Lutz
James Lutz, Owner/Broker of Dominion Property Management, Inc. and Owner/Operator Lake Gaston Lodges, received his Real Estate license at the young age of 24 and his Broker license at 27. Jim opened Dominion Property Management, Inc., in 1983. He has been a member of the Real Estate Millionaires Club (selling a million dollars in property or more in a year) numerous times over his 50+ years of listing, selling and managing real estate. Jim takes pride in his family owned and operated company working alongside his father for many years and currently with his daughter, son in law and grandson. Being a long time resident of Virginia Beach, Jim has seen the changes and growth in Virginia Beach and provides expert advise and is a trusted partner and advisor in all of his business dealings.
Patrick Groff
Patrick Groff received his Real Estate license at the young age of 24. He is working in the office part time learning the rental side of the business while managing a commercial property and listing and selling properties. Patrick is following in his grandfather and mom’s footsteps and preparing to help run the company and one day take over to keep the family business running and take it to the next level!
Kimberly Groff
Kimberly Groff has been working for Dominion Property Management, Inc since 1992. Kim started as the secretary for the company and years later acquired her Real Estate license. She now works alongside her father to run Dominion Property Management, Inc. Kim handles most of the day-to-day business of running the rental side of the company. Kim lists and sells properties as well. What Kim likes the most about her job is showing new client properties and seeing their excitement when they close a deal and are ready for their next move!
